Colt DCS and RMZ start construction of 64 MW AI-ready Mumbai data center – Unite.AI

Colt Data Center Services (Colt DCS), a global provider of large enterprise, hyperscale and AI-ready data centers, and RMZ, a privately held Indian real asset platform, announced on October 15, 2026, the start of construction on Mumbai 3, a 64 MW AI-ready data center at the partners’ Navi Mumbai Campus in India.

The facility’s first hyperscale customer has been signed, and the companies said the data center is fully pre-leased. Ground preparation on the site began in December 2025, with construction now underway following client signature. The companies described the start of construction as a milestone reflecting the pace at which the venture grew within 18 months of signing.

Joint venture investments and campus capacity

Mumbai 3 is being developed as part of the Colt DCS and RMZ joint venture which has announced plans to invest $1.7 billion in the Indian data center market in 2024. Under the initiative, the partners have committed to develop 250 MW of data center capacity between Mumbai and Chennai.

Mumbai 3 will join the existing Mumbai 1 and Mumbai 2 facilities at the Navi Mumbai Campus, which currently supports large enterprise and cloud workloads. The campus has the potential to provide up to 148 MW of capacity at full development, and once completed, Mumbai 3 will increase the site’s operational capacity to 86 MW, according to the companies.

Designed for high-density AI workloads

Mumbai 3 is designed to support AI workloads and high-density computing deployments, providing 64 MW of guaranteed contract power. The design uses a hybrid cooling architecture that combines traditional air cooling with direct liquid-to-chip cooling. A 220kV GIS substation located on campus provides resilience and scalability, and the site offers carrier-neutral connectivity with access to high-capacity fiber routes.

Pratap Mane, Country Head for India at Colt DCS, said demand for data centers is evolving rapidly, with customers demanding larger deployments, higher rack densities and infrastructure capable of supporting increasingly intensive AI workloads. He said that Mumbai 3 is built with AI-readiness at its core, incorporating liquid cooling and improved power infrastructure to support high-density deployments, and that this enables customers to efficiently scale next-generation AI and high-performance computing workloads while maintaining resiliency and operational efficiency. He added that the facility strengthens the Navi Mumbai Campus as a scalable and future-ready digital infrastructure platform.

Renewable energy and job creation

The facility will operate using 100% renewable energy, the companies said, and its closed-loop cooling system is designed to help reduce wastewater from the cooling process to nearly zero. The project is expected to create more than 700 construction and operations jobs, while supporting local suppliers, contractors and service providers. The companies said the measures reflect a shared commitment to providing sustainable digital infrastructure that creates lasting value for local communities and the wider region.

Deepak Chhabria, President of RMZ Infrastructure, said the campus is designed to enable hyperscalers and neo-cloud providers to grow as their capabilities and computing needs evolve, combining scalability, resilience and speed to market. He said the investment reinforces RMZ’s commitment to building advanced data centers and artificial intelligence infrastructure that meet global standards and support the rapidly evolving demands of the digital economy.

The 2024 joint venture

Colt DCS and RMZ announced the venture on November 19, 2024, as an equal partnership focused on developing digital infrastructure in the Indian market. The companies said at the time that the investment would initially focus on accelerating the development of existing sites in Navi Mumbai and Ambattur, Chennai, with a further third site to be added in the future, and that the data centers would have a combined capacity of approximately 250 MW upon completion of all phases.

The 2024 announcement stated that Colt DCS brought 25 years of experience developing and operating data centers in tier one markets in Europe, Japan and India, and that the venture would accelerate the delivery of new capacity for customers in India while drawing on RMZ’s long-term relationships with supply chain partners and its Fortune India 500 customers. At the time of signing, Niclas Sanfridsson, then CEO of Colt DCS, called India is a strategic country to focus the operator’s growth plans on, and Chhabria, then CEO of RMZ Infrastructure, described digital infrastructure as a cornerstone of India’s economic future.
